Good place, good stay, but beware on booking details

Very clean and adequate lodging. All services were great and location is not bad. Only ding was specific staff member (most were extremely helpful) but one obsessed over payment details and extra costs around breakfast for kids to the point of being SUPER ANNOYING. Additionally, they did not honor booking as made on Agoda, while I informed them of extra child, need for extra bed which I approved and paid for through Agoda, they still charged extra outside of the booking beyond what was agreed upon for services designated in the Agoda booking. For that reason, and mainly the annoying staff member, I would personally probably try another hotel for my next stay.

Good location, friendly staff and the breakfast with ala carte style with various choices. Definitely will stay here again when visit Chiang Mai.

Always stay here when I am passing through Chiang Mai
Have now stayed here three times. Rooms are clean, comfortable with a good a/c and showers work fine. Good location, friendly staff and good breakfast.
