Sadly - very poor.
I rarely offer such depressing reviews but our stay was very poor considering the above average price we paid. Thus, the value is very poor.
Location is the highlight as it is situated right on the moat of the old town. That said, rooms facing the street are very noisy 24/7 as the road is a major artery around the old city. Lost track how many times some vehicle blaring by woke me up. We did move to a room facing the wat in the back and that was much improved.
Maybe the owner was gone but the staff on hand spoke zero English except for the nice lady when she popped around.
The images show some other place and the place we stay was in poor shape in that the fit and finish were sloppy at best. Very poor quality of maintenance.
There are zero handrails and the steps are solid but exude some unevenness and off balance.
How anyone rates breakfast good or even acceptable is beyond me. Again, maybe things were better in the past but not offering fresh coffee and only instant is abysmal
