Must rent own transport!

went in Dec 2013, peak season. Location is indeed in the same small lane as Tiger Muay Thai but you certainly need your own transport to get around from the hotel. Rooms were spacious and clean with a good size fridge to store all food. Drive to Tesco nearby to stock up on food and water. Walking distance to small minimart along the same road. If you plan to go to the beach daily, they are all a 20mins drive away. 20mins drive to central festival mall. Pool was empty most of the time and had it to ourselves most of the time. Not very clean though.
