Needs just a little more work

The location is not great, it;s a couple of blocks back from the beach area that is most desirable, and you'll struggle to find a coffee shop within a few blocks, but this is a truly impressive use of real-estate, with a fine roof space, with pool and bar, and one of the better gyms you'll find in such a boutique operation.
The pool beds are a bad choice, the old one's mostly broken, and the new ones with fixed upright back support, so you can't lay on your front. These need replacing.
The staff get a little stressed at check-in/check-out, they need to get used to the process.
