i liked the room and its facilities, but if you are looking for comfort, then you may want to try soemthing else - this is a reasonable and quite well-kept budget option. the place is peaceful, although the town centre is accessible on foot - new sukhotai is small anyway. the staff don't speak much english but it is possible to get by, although one may feel baffled by their apparent moodiness. the owner also seems to have an agent on duty in the new sukhotai bus station and offers to take you to this guesthouse for baht - negotiate since a ride by tuk-tuk from the guesthouse to the station costs only 50. breakfast is not included, although it is possible to dine in the hotel for extra charge. being on tight budget and in the mood to explore, i preferred to eat out in the market where the prices are much lower.
