Unexpectedly not part of Mike's Mall site

Not where or what we expected.
After long car trip from North, got misdirected to North Pattaya by atendant behind Mike's Mall.
Car parking (free) in grounds of Wat over on the other side of 2nd Street meant having to cross busy main road trundling suitcases and then carrying them up a flight of 24 steps to reception, as lifts not available from ground floor market area. If accessing from Beach Road it's 30 steps up, then navigating through a narrow Snooker Hall then down 10 steps to a corridor that leads to reception.
Rooms clean but clinically bare white walls. Cable TV. Fridge with plenty of spare room
No noise from bars etc, but we were on 6th floor and got resonance noise from nearby A/C (?) equipment.
Buffet breakfast (150 baht) available on reception floor.

Great location but ageing furnitures
