Great location. Room OK.

You're booking here to be on one of the best party / fun beaches in SE Asia. Rooms are OK. The included breakfast was great, though they really need to cover the fresh fruit so flies don't land on it. We stayed here in the "off season" and it was amazing - no crowds, empty side streets, literally no parties, which is what we wanted on our 2nd trip to Koh Phangan. We ended up extending our stay by 3 nights because it was so chill, so relaxing. During full season, rooms are 2x - 3x more expensive, the whole area is loud, noisy, crazy so if that's what you're after, go during the busy season.
