Very Tired Hotel in need of some TLC

I booked a standard air con room so maybe there's a point for anyone staying there. The room had been cleaned but there were stains on a very old carpet and hard little mounds of dust which had accumulated in corners of the room. The top sheet was threadbare and the blanket below could have been ex army surplus,it was so old. The shower door was broken such that if laying on the bed you could clearly see anyone in the shower room. There was no hot water from the shower as it was apparently broken or just plain worn out! The remote control of the TV raised the volume whichever way you pressed it + or - . A dog was barking which resonated up between the hotel and adjoining property some 2.5 metres away. On the verandah (you need to have a degree of imagination to call it that) There were some cheap white plastic patio chairs and table which were so aged with black ingrained mold. Beyond the wall of the 'verandah' was a dirty wall of the next building with a pile of cement type waste on a ledge.
A call to the daytime receptionist was greeted with'sorry,that's our only room free'. I contacted Agoda who asked me for some basic information and photos of the room. Within 30 minutes the hotel daytime receptionist called and offered me another room as'the expected visitors had cancelled' Hm really? It was like going to a different hotel. Tiled floor, better bedding, hot shower, modern tv, no dogs and we could see the sky with no close building! Perhaps my imagination but the daytime receptionist seemed frosty afterwards though all other staff were friendly and helpful. My advice, don't book a standard room, pay a little more and get a better room there. Ask for a room 'with a tiled not carpeted floor'.
On the up side the location is convenient for night life and easily accessible.
Would I stay there again? Probably if I get it confirmed I am not put in a carpeted room.
I will DEFINITELY use AGODA again as the help to resolve my dissatisfaction was exemplary.
