Attentive Staff, Delightful Breakfast
Firstly, I chose this property because it is one of the few in its budget range in the area. I was in Chiang Mai for Christmas so I needed to stay in this area because this is within walking distance to the Catholic Church (well actually about 16-min walk). I needed that to be able to attend Midnight Mass and still be able to go home without the fuss of hiring songthaews / tuktuks.
The only minus I could find is the property's distance from the Old City within the walls and the food joints in Chang Phueak. But, that can easily be managed because songthaews run aplenty this side of town because this is very near the Night Bazaar (in fact just a bit over 5-min walk).
The pluses for this property far outweigh the only minus I mentioned above. (1) It is peaceful at night, (2) the FREE breakfast served at the Grace Café gives your day a very good start, (3) the staff is very attentive and her English is understandable, even "good", relative to the general English fluency of Thais outside Bangkok, (4) housekeeping do a great job, (5) and, given that the Breakfast comes with the room, the value-for-money ranks really high!
Tips:
(a) they have a set breakfast of toast, salad, sunny side up egg and sausage, but it can be changed to your liking, just ask the staff; and,
(b) if ever you need laundry done, just ask front desk, they have a partner laundromat who comes by to pick up your laundry and they return it within the day.
Definitely, I would recommend this to anyone.
