Highly recommended

We booked for 1 night, we ended up staying 7 nights. We checked in early and we got a ground floor private room about 11am. Very kind staff, lots of whom speak English and they all smile. The room is spacious. Icy cold aircon. Wall fan. Refrigerator with 2 bottles of water. Shampoo and soap. Microwave oven and kettle are located at a common area. Very close to night bazaar, warorot market, restaurants, lots of shopping stalls, and about 20 minute walk to thapae gate or 30 baht on red songtaew per person. Also few minutes ride to/from railway station, Saturday and Sunday walking street. Excellent wifi connections. Electronic security at the main building. Great value for the money that includes cook-to-order breakfast. It's a home-y place, a gem in Chiangmai. Highly recommended.
Cons/Observations: The window on the balcony, at least in our room, is dirty it needs deep scrubbing. The balcony is very useful because the sink is located there so cleanliness must be maintained.
