Cons outweigh the pros - I wouldnt come back....

The MAJOR issue with this place is the location. Although it is geographically not far from the central city and key sites it is surprisingly difficult to get between the sites and the hotel. This is due to most taxi drivers being unfamiliar and unwilling to go to Pin Klao. And Charlie's house is far from any MRT and BTS stations. On the positive side there are lots of buses that pass by which I did use and find helpful (40 takes you to chinatown and 511 in Prata Num). One night it took me 40mins to find a taxi that was willing to take me back to the hotel from Silom - very stressful as a solo female traveller.
The other issue I noticed is that the staff here actually seem depressed - all rarely smiled or clearly did not want to engage in any chat. They seemed very unhappy and reluctant to look up from their phones or interact. Certainly didnt seem happy to be working there or interacting with guests.
The rooms are satisfactory. They are spacious. The bathroom is clean with a high-pressure shower. Rooms dont have a kettle/tea/coffee making facilities. The walls are thin and the nextdoor room to me was noisy keeping me awake at night. AC works well. The furtniture is very dated, beds are rock-hard and the carpet in my room was filthy with stains everywhere. The TV had some channels in english which I enjoyed.
I did notice a number of "sexpats" ie middle-age usually over-weight and balding white men with very young beautiful thai girlfriends dressed scantily. Which did make me feel somewhat uncomfortable/concerned and even embarrassed about how this reflects on my culture (Im white). Not sure if that is all throughout Thailand but there certainly seemed to be a large number staying at Charlien's house.
On the positive side the garden/pool area is lovely, wifi works very well and there is excellent street food and a big shopping mall across the road. The area is not at all touristy which I personally think is a huge bonus as you get a real sense of daily life
