Great location but poor service

Location: The location is amazing, just next to the beach.
Room: The room we got is far most up to the hill and walking(climbing stairs) is challenging. The room is OKish with poor cleaning and maintenance.
Staff: Some of them are very rude and no politeness (serious attitude problem). A couple of them are good and try to help out guests.
Positive points: Location, Location & Location
Negative points: 1. In house restaurant is not good (especially for veg food) 2. Staff attitude not helping 3. The rooms are not clean enough.
We had an incident where staff from the resort suppose to pick us from Tonsai pier but nobody shows up and even Agoda app/web does not have property contact details updated.

Good value for money in paradise beach
Away from the center but on a wonderful beach. Access by trail or boat. Breakfast with little variety. Wi-fi great.
